Two Blues Solar, a commercial solar finance and development partner, demonstrates how commercial tenants, alongside proactive landlords, can access renewable energy with zero upfront costs: reducing energy prices and operational carbon emissions. The project enabled ADI | Snap One, a leading security, AV, and smart living distributor and solution provider, to access clean energy with guaranteed savings at its primary UK distribution centre in Chadderton industrial estate in Oldham.

Commercial property tenants rarely invest in solar power due to short leases and high upfront costs. Two Blues Solar removes these barriers by either funding the installation directly or working with landlords who wish to invest. The model benefits everyone: tenants get guaranteed below-market energy rates through Power Purchase Agreements tied to lease terms, while landlords unlock new revenue and strengthen tenant relationships.

While working with ADI | Snap One, Two Blues Solar approached property owner Quorum, with the opportunity which it decided to fund. Two Blues Solar managed the whole project, from feasibility studies and system design to structuring agreements that benefit both parties.

“This collaboration shows how we align tenant and landlord interests,” said Rachel Stark, Commercial Director at Two Blues Solar. “By managing the entire process and structuring the appropriate agreements — from initial tenant engagement through to implementation and monitoring — we help lower costs for tenants, improve asset value for landlords and reduce carbon emissions.”

The system will generate 222,213 kWh of clean energy annually. With 70% of the solar output consumed on-site, the installation reduces the facility’s grid energy consumption by 31%. This translates to a 52-tonne annual carbon emissions reduction, equivalent to planting approximately 2,460 trees, while the system remains operational for 30-40 years. Excess power is exported to the grid, generating additional revenue for Quorum.

“This solar installation transformed our roof into a revenue-generating asset,”added Andrew Slater, Director at Quorum Property. “The investment improves our building’s long-term value, improves its EPC rating, and strengthens the relationship with our tenant. ”

The project started with preparatory roof works and was completed by installation partner Photon Energy in three months. Two Blues Solar manages all aspects of the implementation and will provide ongoing maintenance and monitoring services.

  1. Warehouse rooftop space offers excellent opportunities for operating a mini solar farm on unused space and contributing to lowering their carbon footprint.
